It depends on your property and intended use. Council rules can vary based on your land, zoning, setbacks, services and local requirements. That’s why we assess your property first, so you can understand what’s possible before you choose the wrong design or spend money in the wrong direction.

Unlike many granny flats and tiny homes, Teeny Tiny Homes are built to Class 1A residential standards and designed for real day-to-day living. Whether you can live in one full-time depends on your property, council pathway and approval requirements, which we help you understand before you move forward.

Many cheaper options are built more like sheds, cabins or trailer homes. Teeny Tiny Homes are complete residential-grade homes with steel framing, Colorbond roofing and cladding, insulation, a full kitchen, bathroom, electrical fitout and the paperwork that comes with the build.

Website, landing pages and purchasing overview

1. About these terms

These terms apply to the Teeny Tiny Homes website, campaign landing pages, enquiry forms, questionnaires, downloadable resources and consultation bookings. Teeny Tiny Homes (TTH, we, us or our) is the trading name of Angel Industries Pty Ltd, ABN 89 126 791 468.

Submitting an enquiry, downloading a guide or booking a consultation does not commit you to purchasing a home, reserve a confirmed production date or constitute approval of your property.

Purchases are documented in the applicable Sale Agreement, its schedule, inclusions, annexures and agreed written variations. Those documents record your purchase-specific scope, price, payment stages and responsibilities. This page is not a substitute for receiving and reviewing them before signing or paying.

Nothing in these terms excludes rights that cannot lawfully be excluded, releases TTH from its own obligations or removes an express warranty or guarantee that applies to your purchase.

2. Free consultations, questionnaires and guides

A consultation advertised as free is an initial sales discussion about your needs, intended use, budget, property information and available home options. There is no obligation to purchase.

Any initial discussion of your property is based on the information available and supplied by you. It is not a site inspection, survey, planning assessment, engineering assessment, building certification or approval to install or occupy a home.

We may discuss existing layouts and available options before purchase. Project-specific design work, customised drawings and the formal Design Appointment do not commence until you have signed the applicable Sale Agreement, paid the required deposit and entered the design stage.

Guides and questionnaire responses provide general information. They do not confirm that a particular home, intended use, approval pathway, budget or timeframe is suitable for your property. Any separately chargeable professional service or additional assistance must be identified and agreed before it proceeds.

3. Manufacturing scope and site approvals

TTH manufactures and supplies the building described in your purchase documents. Unless expressly included in your accepted quote and Sale Agreement, the price excludes transport, cranage, site preparation, site-specific footing and foundation design, installation, service connections, council fees, approval applications and independent consultant fees.

You must engage the appropriate certifier, builder/installer and consultants to assess your property and arrange the necessary site-specific reports, approvals and inspections. Requirements affecting manufacture must be provided before production documents are approved.

For a home sold as a Class 1a dwelling, TTH remains responsible for the agreed manufacturing scope, including the applicable plans, specifications, structural engineering, energy efficiency documentation and National Construction Code requirements. A requirement is not excluded from our manufacturing scope merely because it arises from your site.

Manufacturing documentation does not, by itself, authorise installation, occupation or a particular use at your property. A trailer base or wheels do not automatically remove planning, building, plumbing or local-law requirements. Obtain site-specific advice before ordering.

Introductions to independent providers do not include their services in the building price. Their appointments, fees and responsibilities must be separately confirmed. This does not remove TTH's responsibility for services it has expressly agreed to provide.

4. Prices, inclusions and images

Prices are in Australian dollars and include GST. An advertised starting price relates to the specified model, size, range and inclusions, not necessarily the total installed project cost.

Your written quote identifies the building, inclusions, upgrades and separately priced items. Requested customisation and site-related upgrades may affect the price and timeframe. Changes to an agreed scope or price must be explained and, where applicable, agreed in writing before proceeding. Website updates do not automatically change an accepted contract price.

Images and floor plans, including AI-generated concepts, are illustrative and may show optional upgrades or features not available from TTH. Decks, patios, carports and balustrades are included only where expressly listed in the advertised package or accepted quote. Steps, furniture and landscaping are not supplied by TTH. Your purchase documents identify the agreed design and inclusions.

These qualifications do not remove your rights concerning an inaccurate description, misleading representation or an express promise made about your purchase.

5. Deposit, design and variations

For a new build, a 15% deposit is payable upon signing the applicable Sale Agreement. Payment of the deposit enables the project to enter the design process; it does not mean manufacture begins immediately.

Following the Design Appointment, you will receive a first draft layout. The Two-Week Variation Period starts when you receive that draft and lasts 14 calendar days. We will confirm its commencement and expiry dates in writing. Submit selections, corrections and requested variations in writing during that period.

Changes are subject to feasibility, the agreed scope, available selections and applicable compliance requirements. A complete floor-plan redesign requiring an additional Design Appointment attracts the $750 fee stated in the Sale Agreement. Other chargeable changes must be agreed before the relevant work proceeds.

Design Freeze occurs when the variation period expires or earlier when you expressly confirm in writing that the identified layout, inclusions and selections are final. Further discretionary changes require our written agreement and may affect price and timing.

Design Freeze does not approve incomplete or disputed drawings, dispose of unresolved requests submitted on time, waive mandatory requirements or authorise manufacture. Necessary technical amendments may still be made, with an appropriate opportunity for you to review them.

6. Standard new-build payment stages

The standard payment structure applies unless your signed Sale Agreement provides for a different arrangement, including an eligible promotional purchase.

Scheduling and procurement do not commence until the relevant 35% payment has cleared. Manufacture requires both 35% stage payments in cleared funds, the signed Authority to Manufacture and satisfaction of the pre-production requirements. The payment periods in your Agreement must be observed.

7. $5,000 promotional payment arrangement

This arrangement applies only where the $5,000 promotion is offered and expressly included in your Sale Agreement.

The deposit is 15% of the Purchase Price before the promotional discount. The remaining balance is payable upon your express final design confirmation or expiry of the Two-Week Variation Period, whichever occurs first, as specified in the promotional Sale Agreement.

The balance is the Purchase Price, adjusted for approved variations and credits, less payments already received and less the $5,000 discount, inclusive of GST. The discount is applied once to the balance, not to the deposit.

This replaces the standard 35%, 35% and 15% instalments. No further scheduled purchase-price payment is due at production commencement or completion, although separately agreed additional charges remain payable.

Engineering, procurement and production scheduling do not commence until the full promotional balance has cleared. Manufacture additionally requires the signed Authority to Manufacture and satisfaction of all production-release requirements.

The discount is not redeemable for cash, transferable or available as a separate upgrade credit. It cannot be combined with another promotion unless expressly agreed in writing. Other promotions have their own clearly disclosed eligibility and offer conditions.

8. Authority to manufacture and timeframes

Before manufacture, the relevant technical reviews and production documents must be completed and outstanding requirements affecting manufacture resolved. We will issue a separate Final Plan Approval and Authority to Manufacture identifying the relevant drawings, revisions, specifications and approved variations.

Manufacture will not commence until the signed authority is received, the applicable payments have cleared and the required documentation, approvals and inspection arrangements for the relevant manufacturing work are in place. Payment, silence, earlier design confirmation or expiry of the variation period is not authority to manufacture.

Any advertised timeframe must identify the stage it relates to. Your project timing will be confirmed in writing and depends on the agreed design, required information, technical reviews, production availability and payment milestones. Factory completion, transport, installation and approval to occupy are separate milestones.

Where an outstanding matter prevents production release, we will confirm the reason for the hold, outstanding actions, responsible parties and next review date. A hold does not automatically increase the purchase price, create storage charges for a completed building or forfeit payments. Contractual and statutory rights concerning delay remain unaffected.

9. New-build cancellation and deposit refunds

The following summarises the contractual deposit-refund policy for new-build agreements, including the $5,000 promotional agreement. It does not limit a refund, cancellation or other remedy available under applicable law or an express guarantee.

Within 72 hours of signing: you may cancel by written notice and receive a full refund of the deposit.

After 72 hours and before the end of the Two-Week Variation Period: the deposit is refundable less a project coordination fee equal to 15% of the deposit paid. The fee is not 15% of the total Purchase Price.

After the Two-Week Variation Period: the contractual change-of-mind deposit-refund window has ended. Any earlier Design Freeze does not, by itself, replace the applicable cancellation provisions.

This deposit policy applies to the deposit only. It is not a promise to refund all payments, including stage payments or a promotional balance. Payment in full does not extend the deposit policy to the whole Purchase Price.

Cancellation after funds have been committed to documentation, procurement, scheduling or manufacture is dealt with under the applicable Sale Agreement, any express guarantee and the law. The consequences depend on the stage reached and the amounts lawfully recoverable; a full refund of other payments is not automatically available. We will explain the basis of any proposed retention or deduction.

Changes of mind, finance outcomes, approval delays or site difficulties do not automatically create a refund entitlement. Equally, these terms do not permit TTH to refuse a refund or other remedy that is required by law or promised under an applicable guarantee. Requests to cancel under the contractual deposit policy must be made in writing.

10. Display and completed buildings

Display and completed buildings are sold under a separate Sale Agreement for the identified building and its disclosed condition. The new-build design and variation process does not apply unless expressly agreed. Disclosed display wear or an “as-is” description does not exclude rights that cannot lawfully be excluded.

The applicable agreement requires a 15% deposit and the remaining balance no later than 21 calendar days before the scheduled collection or transport date.

The new-build deposit-refund policy in section 9 does not automatically apply. Any conditional council-refusal deposit refund, its eligibility, exclusions, supporting evidence and claim deadlines must be set out in the display/completed building Sale Agreement provided before payment. This page does not create a general council-approval or full-purchase-price refund guarantee.

11. Inspection, collection and storage

Your Sale Agreement requires an inspection within 72 hours of notice of completion. An in-person inspection or, where appropriate, a virtual inspection and/or photographs may be arranged. Raise any identified concerns in writing so they can be addressed under the Agreement and your applicable rights.

For standard new builds, the final 15% is payable within 72 hours of notice of completion and an opportunity for inspection. Required payments must clear before release. Promotional and display purchases follow their separate balance-payment arrangements.

Collection is required within five business days after the final inspection unless otherwise agreed in writing. Under your Sale Agreement, a building remaining beyond that period attracts storage of $500 per calendar month or part thereof, including GST, plus a one-off $750 handling fee to move it into storage. Any extension or dispute must be addressed under the Agreement and applicable law.

Transport, installation and service connections are arranged separately unless included in your purchase documents. The installer must also complete any expressly identified on-site finishing work, including the underfloor penetration sealing described in the Agreement. These scope arrangements do not excuse incomplete or non-compliant work within TTH's manufacturing obligations.

An inspection or release signature, payment or collection does not waive non-excludable rights.

12. Decks, patios, carports and other additions

Optional additions are included only as expressly described in your accepted quote and Sale Agreement. A flat-pack patio or carport is a supply package; it does not include on-site assembly, installation, footing works, service connections or approval services unless expressly stated.

Supply documentation does not replace site-specific design, installation certification or approvals. Additional site requirements and installation costs must be confirmed with the appropriate provider before work proceeds.

13. Consumer rights and warranties

Your rights under the Australian Consumer Law and other applicable laws remain unaffected by these terms or the Sale Agreement. Depending on the circumstances, those rights may include repair, replacement, cancellation, refund or compensation.

Any express structural, non-structural or product warranty applicable to your purchase is additional to those rights. The applicable warranty documentation identifies its coverage, duration, commencement date, claim procedure and responsibility for claim expenses. Where a warranty runs from original build completion, purchasing an existing display building does not restart that period.

Please contact us promptly about a defect or concern. Your statutory rights are not automatically limited to an express warranty period or lost because that period has expired.

14. Website content and design ownership

Public brochures and guides may be downloaded for personal reference. TTH branding, images and design material must not be reproduced for commercial publication or used to construct a building without permission, except as permitted by law. Project-specific drawings remain subject to the ownership and permitted-use provisions of the applicable Sale Agreement.

General examples about budgets, finance, rental income or savings are not personal financial or tax advice and do not guarantee a financial outcome. Obtain independent advice relevant to your circumstances.

15. Enquiries, privacy and marketing

We use the information you provide to respond to your enquiry, provide requested resources and arrange requested appointments or services. Please provide accurate information and only provide another person's details where you are authorised to do so.

Our form collection notices and separate Privacy Policy explain how personal information is handled. Additional marketing communications will only be sent where we have the necessary consent or another lawful basis. You may withdraw marketing consent using the unsubscribe facility or by contacting us. Withdrawing marketing consent does not cancel an existing purchase or prevent necessary non-marketing service communications.

16. Updates and contact

We may update these website terms for future use. An update does not retrospectively alter an existing Sale Agreement, accepted offer or express guarantee. Any purchase-specific amendment must be handled in accordance with the Agreement and applicable law.
